SYNC, Sierra Valley Gardens hold groundbreaking ceremonies
RLC Residences has recently broken ground on the new buildings of its two new construction milestones, SYNC and Sierra Valley Gardens. Present during the ceremonial foundation stone laying activity were RLC Residences executives and key officials from the construction partners: Terp Asia Construction Corporation, Monocrete Construction Philippines, Arknet Inc., R.B. Sanchez and W.V. Coscolluella Associates. “We are very proud of these milestones and equally excited to start constructing these new buildings. Sierra Valley Gardens Buildings 3 and 4 and SYNC N-Tower are among the many projects we recently launched to the public, each with unique features tailored to the needs and lifestyle of condo-seekers. We can’t wait to see these unfold and welcome our future residents to the home that they envisioned,” John Richard Sotelo, RLC Residences senior vice president and business unit general manager, said. Located in Bagong Ilog, Pasig City, SYNC is a four-tower residential development and currently the only condominium in the area with direct access to C5 Road. N-Tower, the third building of the development, was launched last October 2022 and boasts efficiently designed units with smart home features and productivity upgrades, and more than 20 indoor and outdoor amenities exclusively available to residents. Sierra Valley Gardens, on the other hand, is the first smart suburban community in Cainta, Rizal. Located within the Sierra Valley destination estate, the condo project offers studio to two-bedroom units with balcony options, equipped with smart home features and home upgrades, resort-like amenities and facilities, plus direct access to the soon-to-rise mall and office buildings within the estate. Must-do’s before buying a condo
Many urban-dwelling young professionals, commonly referred to as “yuppies,” often ponder their readiness for property ownership. This is particularly common among those who prioritize home ownership and prefer living close to their workplaces, leading to a noticeable surge in online searches for condominiums. However, moving into a new home is a significant milestone in adulthood that calls for thorough mental, financial and emotional preparedness. [caption id="attachment_163897" align="aligncenter" width="5333"] UNIT Studio at Sierra Valley Gardens.[/caption] Karen Cesario, chief integration officer of Robinsons Land Corporation Residences, said that the process of finding one’s first home can be “daunting,” emphasizing the importance of minimizing the “risk of regrets.” Aspiring homeowners should keep these things in mind as they work toward their goal: 1. Set a moving-out date. The process of moving out can be challenging and time-consuming. Thus, it is essential to set a date for the move while considering tasks like cleaning, packing and obtaining necessary permits. Buyers eyeing the newly launched fourth building of Sierra Valley Gardens in Cainta, Rizal, have until the targeted turnover date in 2028 to plan their move. This allows them to develop skills like cooking, laundry and budgeting before the transition. 2. Emotionally prepare your family. Transitioning away from the family home requires emotionally preparing one’s family, considering the tight-knit bonds you have made through the years. It is essential to allocate enough time for open discussions and explanations about the decision, providing reassurance to the family that the individual will continue to visit and invite them to the new home. 3. Build a budget. Budgeting is essential for successful independent living, ensuring that homeowners do not exceed their income and can manage daily and monthly expenses effectively. Sierra Valley Gardens offers flexible payment schemes, including monthly amortizations, to provide ease for millennials. Moreover, RLC Residences is offering a five percent launch discount for the new fourth building, enabling future homeowners to purchase their dream home. 4. Develop eating habits. Living with family often provides the convenience of prepared food. However, when moving out, individuals must learn to plan meals, explore recipes and shop for groceries and essentials. Sierra Valley Gardens, situated within a “destination estate”, offers convenient access to an upcoming mall and various retail stores and restaurants. Its direct access to Ortigas Ave. Extension also ensures easy movement outside the estate when needed. 5. Keep an administration and maintenance directory. Keep a directory of emergency service providers like hospitals and police stations. Moreover, condominium residents should keep a directory of administration and maintenance offices. Taking the big leap Moving out is one big leap that one must take. It signifies a transition into independence, adulthood and the pursuit of personal growth. However, this journey is not without its challenges. “This is why we have been extremely thoughtful in designing Sierra Valley Gardens such that it caters to modern needs and aspirations — from installing upgraded smart home facilities, a work from home nook in our units, to providing abundant green spaces and a multitude of amenities for young professionals to enjoy,” Cesario said. Sierra Valley Gardens, an 18-hectare mixed-use development by the RLC Residences, offers a spacious residential area that cultivates a “thriving and independent community.” It caters to young professionals, start-up families and investors seeking a place to establish their lives and form lasting relationships. With a wide range of amenities and a dedicated residential district, Sierra Valley Gardens provides the perfect setting for personal growth and new adventures. General Trias prepares for landmark condo project
Despite its proximity to the populous metropolis, General Trias City in Cavite, one of the country’s more progressive provinces, has remarkably retained its halcyon character. For one, it has preserved its Spanish-era churches and, to this day, a reverence for its many-storied past. Gentri, as it is sometimes called, is, in fact, just a stone’s throw away from landmarks such as the site of the Tejeros Convention — the first election in Philippine history. In December 2015, however, General Trias had sufficiently adapted to urbanization to merit conversion into a first-class component city of Cavite. Today, Gentri boasts such modern spoils as hotels, a championship golf course and fine residential enclaves — products of a burgeoning economy that turned in a revenue of over P2 billion in 2022, according to the Department of Trade and Industry. Indeed, Gentri has become increasingly more appealing to a growing market of longtime city dwellers looking to relocate to more tranquil places south of the metro. Quick to rise to the challenge, affordable condo developer Asterra has expanded into General Trias, intent on building homes that hardworking Filipinos can afford. [caption id="attachment_163851" align="aligncenter" width="645"] Asterra General Trias assures that unit sizes and configurations will suit its prospective residents’ lifestyles.[/caption] Strategically situated in the heart of the vibrant city, Asterra General Trias is a prime location from which essential amenities and the comforts of everyday living are just a short drive or commute away. Its future residents will be able to stay close to nature while having access to commercial centers, educational institutions, healthcare facilities and major transport networks. Asterra’s intent to create exceptional living spaces is reflected in the thought and care put into the condominium units’ design, interior layouts and recreational facilities. Asterra General Trias assures that unit sizes and configurations will suit its prospective residents’ lifestyles, whether young professionals, growing families, retirees or returning overseas workers. Potential buyers are also in for a treat as Asterra General Trias provides both affordability and uncompromising quality. The latter is evident in every development aspect — from premium materials to meticulous attention to detail. Future homeowners can likewise expect a secure and well-maintained environment that goes with the family-centric community. As for affordability, Asterra General Trias is set to roll out its flexible payment options and unit pricing within the year. Homegrown Caviteños and those seeking the peace of the countryside can rest assured that the Asterra condo lifestyle will soon be within their reach. House vs. condo: Which is a better investment?
Buying your own home is a decision that undoubtedly ranks among the most critical choices an individual can make. Discovering the ideal space for your safety, comfort and personal preferences is paramount when considering property investment. It must be a place where you can find solace, freedom and a breath of fresh air away from the chaos of daily life. But the question that looms large for many is whether to invest in a house or a condo unit. The certainty of buying a property during a recuperating economy is a valid concern. However, according to Collier International’s latest report, both the local office and residential property sectors are expected to recover from the disruptions of the past year. The gradual reopening of the economy will support the demand in the residential sector, including pre-selling and secondary markets. Cost efficiency is subjective when it comes to owning a property. Condominiums are typically less expensive than houses due to their size, and their maintenance is usually cheaper as you are only responsible for the interior of your unit. With association fees in place, you won’t have to worry about exterior maintenance or administrative assistance. Condos have a dedicated Property Management Team consisting of professionals who are specifically trained to oversee the day-to-day operations of the property. While houses provide homeowners the freedom to customize a larger space and transform it into your ideal home, you will be responsible for all maintenance and repairs. Regardless of whether you choose a house or a condo, it is essential to have a realistic budget in mind before beginning your property search. Functional facilities Condominiums offer a plethora of state-of-the-art functional facilities such as swimming pools, fitness gyms, kids’ play areas, game rooms and lounges. Communal areas provide condo owners with an abundance of ways to relax and unwind without having to travel too far from their residences. These communal spaces also foster interaction among residents, enabling them to forge connections and establish a sense of community. On the other hand, houses may not offer as many amenities to homeowners. Depending on the type of lifestyle you want, the amenities incorporated into the spaces play a crucial role in enhancing your quality of life. Security is a top consideration when looking for a place of your own. As condos have shared spaces such as lobbies, hallways, parking and amenity areas, they often have dedicated security personnel and 24/7 surveillance systems in place. In contrast, houses have individual entrances and private spaces, which may require homeowners to implement their own security measures. Moreover, condos often have controlled access points, such as key card systems and intercoms. These help regulate who can enter the building and add an extra layer of security. Houses, on the other hand, rely on individual means of access control, such as locks, alarms, and security systems installed by homeowners. Convenience-wise, condominiums are usually strategically located in prominent business districts and mixed-use communities, offering unparalleled convenience to their owners. These prime locations give residents effortless access to a myriad of lifestyles and commercial establishments. From trendy retail outlets, cozy cafes and vibrant entertainment venues, condominium dwellers find themselves amidst a thriving urban ecosystem. MidPark Towers, located in the heart of Aseana City, is the epitome of sophisticated city living. With its world-class amenities and convenient access to transportation linkages, lifestyle centers, businesses and services, it offers a luxurious retreat from bustling city life. The property is also just a 10-minute drive from Ninoy Aquino International Airport via NAIAx and is near the Entertainment City, home to Solaire Resort and Okada Manila. Developed by Aseana Residential Holdings Corp., MidPark Towers is a four-tower residential property set for completion in the last quarter of 2023. The predominantly glass façade of the four towers exudes an elegant and sophisticated ambiance. The units are spacious and livable, ranging from studios (40 sqm +/-) to three bedrooms (120 sqm +/-), offering endless possibilities for creating a perfect home. MidPark Towers also provides a host of amenities to support growing families and inspire the imagination and creativity of children. From kid’s play areas to outdoor pools, fitness gym and private and business lounges, it offers a truly rewarding experience of luxury and comfort. Mantawi Residences: Cebu’s next frontier of progress
Picture this: A luxurious, but safe and quiet abode. Yes, that’s the commitment of Mantawi Residences, the newly launched property of Robinsons Land Corporation Residences in Cebu. Who wouldn’t want to be in such a place that promises its residents ultra-spacious living spaces and built-in smart home devices? Not to mention exclusive and sizeable penthouses with multiple loggias where residents can comfortably marvel at the city’s skyline. For the Gokongwei-led RLC Residences, Mantawi Residences exemplifies condo design. It’s one of those properties where each element conspires with all the rest to create a singular experience. “We are happy to come back here in Cebu with another promising project, Mantawi Residences,” said John Richard B. Sotelo, RLC Residences senior vice president and business unit general manager. “We are very proud to finally unveil this development that we envisioned for our future residents who are on the lookout for a home and investment that they can proudly call theirs.” Mantawi Residences is the newest and most ambitious addition to RLC Residences’ roster of properties in Cebu after its successful projects in Azalea Place Cebu, Galleria Residences Cebu, and Amisa Private Residences. Sotelo added that Mantawi Residences reflects the best thinking of RLC Residences to date, with something they haven’t done even in Metro Manila — its sprawling 1.3 hectares of amenities. Add to that are their efficient space layouts with larger unit sizes and loggias, sustainable certification with EDGE (Excellence in Design for Greater Efficiencies) and BERDE (Building for Ecologically Responsive Design Excellence) and its curated retail areas. “We’ve brought our best thinking and understanding of the customers in Cebu, as well as those outside of Cebu and outside of the Philippines who are keen to invest in the Cebu market,” Sotela added. Upscale living Mantawi Residences is a four-tower premium condominium on the 20,328-sqm property with 474 units spread across the four 40-floor towers. The property, named after the Mantawi Festival, is situated along Ouano Avenue in Mandaue City. The pre-selling property offers 310 one-bedroom units (46 sqm), 148 two-bedroom units (92 sqm and 115 sqm), 12 three-bedroom units (138 sqm), and four penthouse units (207 sqm). Price ranges from P15 million to P60 million. [caption id="attachment_122277" align="aligncenter" width="525"] MANTAWI Residences Penthouse living room, dining and kitchen.[/caption] The opulent penthouse covers three bedrooms, a dining area, a kitchen, a living room, a study den, a utility room, a powder room, and a balcony. Sotelo disclosed that two of the penthouse units have already been sold. Stephanie Anne Go, RLC Residences assistant vice president and business development and design head, said each unit has upgraded home furnishings, including porcelain tile floorings, a kitchen with glass doors and a pantry cabinet, and glass shower enclosures. For the penthouse, the master bedroom’s toilet will have a bathtub. “We also want to make sure that most of the bedrooms of every unit will have their own loggia,” she said. “We have to be conscious about efficiency, not generally where we just want to put the bedrooms. Rest assured that all the units will be efficiently laid out.” Go ensures that there will be a feeling of airiness and openness in the property. Yes, fresh air and open spaces – who would have thought these two simple things could be luxuries for condo homeowners? The premier project enjoys a vast 1.3-hectare amenity area that provides landscaped areas, beach-inspired swimming pools, a cascading water wall, a pet park, and an outdoor play area, among others. Indoor amenities include a game room, a private theater, a fitness center, a kids’ playroom, and function rooms. It will also feature curated global retail brands on the ground floor. Mantawi Residences is near academic institutions, shopping destinations and hospitals. The area is also currently being modernized to become the main gateway of Cebu City. One of the critical projects in the area is the Department of Environment and Natural Resources’ rehabilitation of the Mahiga River. The property is also accessible to two progressive cities: Mandaue and Cebu City and is only five kilometers away from the Cebu-Cordova Link Expressway — considered one of the area’s progress indicators. Future developments are also in the pipeline, as the Mandaue government plans to develop the Metro Cebu Expressway and the Cebu Bus Transit, plus turning the Cebu International Port into an international cruise docking area. Another essential program is the development of a premier waterfront development featuring commercial space and a luxury district. Target market Cebu continues to be the biggest real estate outside Metro Manila, with the demand increasing from six percent in 2020 to 24 percent in 2021. Karen Cesario, RLC Residences senior director-marketing head and chief integration officer, said they target overseas Filipinos and growing professionals aged 35 to 45 as potential homeowners. A one-bedroom, 46-square meter unit starts at P15 million. “We did take a long, hard look at the price point that we feel the Cebu market is ready for and willing to take,” said Sotelo. “When we were made to look at the design specifications and the features that we have incorporated into the building, we felt that it’s worth more than our previous premium properties. We are guided by what the market is telling us, what and how our competition also prices. The market in Cebu is telling us that it is ready.” Sotelo added that they expect to break ground Mantawi Residences in the fourth quarter of this year, with the turnover of the first tower by the fourth quarter of 2029. Report aliens’ activities, BI urges condo owners
Condominium building owners are being urged by Bureau of Immigration Commissioner Norman Tansingco to report the illegal activities of foreign nationals in their communities or vicinity. The appeal comes after the Senate Committee on Women, Children, and Family Relations, chaired by Senator Risa Hontiveros, exposed that condominium units in Metro Manila are being used to house cryptocurrency scam operations. Tansingco said that both local law enforcement agencies and the Bureau have difficulty simply entering condominiums, as these are residential areas, unlike offices of companies. The BI chief reminded the owners of condo buildings that fighting trafficking is a shared responsibility of everyone, and Filipinos should report any illegal activities in their area to the appropriate Bureau and other local law enforcement agencies. He further warned owners that failure to report such activities could be considered harboring illegal aliens, which is considered a criminal offense under the Philippine Immigration Act of 1940, and violators may face a maximum sentence of 10 years in prison. Tansingco said that if there are illegal aliens in your vicinity, report them to immigration or to the local law enforcement agencies. He added that the protectors of aliens doing illegal activities in the country are also liable under the law.
